Some of our services include:

  • Assist the Association with insurance quotes and/or claims
  • Conduct regular site inspections with notes to be posted to Management Firm's website
  • Assist the Association with reserve study and post to Management Firm's website
  • Obtain bids for all annual contracts, as well as any special projects, and submit to The Association's Board of Directors for approval; bids to be based on written scope of work that has been approved by the Board of Directors
  • Attend all Board, Director and Member meetings, take minutes and post to Management Firm's website; attend all ARB meetings
  • Handle all Member communications as directed by the Association's Board of Directors
  • Assist the Association in collection of delinquent regime and special assessment fees
  • Assist the Board in obtaining bids on the mailing of annual proxies and tally all votes prior to the Association's Annual Members' Meeting; work with the subcontractor on the mailing and tally
  • Assist individual Association Members with home owners' association issues and requests
  • Review and approve all vendor invoices for payment
  • Physically inspect all work requested by the Association prior to approving vendor invoices

We have custom-developed our website in order to enhance communications with our owners and board members and to promote transparency in the management process.Documents such as covenants and restrictions, financial statements, action items, meeting minutes, as well as all other pertinent information is posted and updated regularly to our website.

Renae Whaley is a licensed property manager with over 21 years experience in property management. She received her Bachelor of Science degree from the University of South Carolina. Renae worked to become Property Manager of Wyndham Ocean Ridge in Edisto Beach, SC. She was responsible for the management of 24 associations, 9 departments and 40 employees. In starting 360 HOA Management, LLC, Renae is now able to use her vast experience and extensive management knowledge to provide the highest quality of service to the Low Country and beyond.

Andy Cook is a CPA (certified public accountant) with 25 years of accounting experience with the past seven years being full-time on Edisto Island. He currently services 18 homeowner associations, and his firm's knowledge is very specific in regards to the accounting requirements for homeowners associations. Andy's experience with personal, business, and estate taxes, as well as his systematic approach to financial services continues to be an asset to his clients. Andy is a member of the AICPA (American Institute of Certified Public Accountants) and licensed as a CPA in both South Carolina and North Carolina. He is also an active member of the Edisto community having served as President of the Edisto Chamber of Commerce.

Janie Stevens has over 25 years office experience, including paralegal, office management, sales support, marketing, real estate and accounting. She moved to Edisto Island, SC from St. Louis, MO in 2001 where she was attending Maryville University. Janie worked for Wyndham Ocean Ridge for six years, which gave her invaluable knowledge of homeowner associations and their interworking relationship with property management. She is currently the In-Charge Accountant for Andy Cook CPA and her responsibilities include 32 accounts in various industries, encompassing accounts payable, accounts receivable, payroll and preparation of financial statements for review. Her responsibilities for the homeowner associations include interacting with association members, board members and contractors regarding financial matters. Her excellent communication and organizational skills greatly benefit 360 HOA Management, LLC and its clients.
